The single largest variable determining which tier you're in isn't your design taste. It's the condition of the space you signed for.
Second-Generation Space Is the Biggest Cost Lever You Control
A second-generation office — one where the previous tenant left usable ceilings, lighting, HVAC distribution, washrooms, and floor boxes — can cut construction cost substantially compared to a raw shell or a space requiring full demolition.
The savings aren't marginal. Retaining an existing ceiling grid and lighting package alone can save $15 to $30 per square foot.
