We audit base-building conditions (warm/cold shell, ceiling heights, cores, egress, AODA) and map stacking options. Fast test fits support tours and LOIs; blocking and adjacency diagrams size suites for target headcounts and hybrid policies. We establish finish/furniture standards, outline landlord vs. tenant work, and align budgets/schedules to leasing milestones across the GTA.

Branded TI options for incoming tenants, plus model suites with flexible planning: focus rooms, collaboration hubs, and client-ready meeting spaces. Amenity upgrades (lobbies, lounges, shared boardrooms, end-of-trip) are coordinated with signage, AV/IT, and access control. Specs are reviewed in our showrooms before final sign-off.

We coordinate permits, landlord requirements, after-hours work, hoarding/elevator bookings, and trade phasing floor by floor. Weekly updates keep PMs, brokers, and tenant teams aligned. Quality checks protect design intent; inspections and deficiencies are closed prior to possession. Any MEP commissioning is coordinated with your vendors per building policy.
