Furniture Planning, Specification & Procurement

Furniture plays a major role in how these spaces function. We assist with furniture planning, specification, and procurement—whether integrating existing pieces or selecting new solutions suited to the space and lead times.

Industries We Serve

From corporate HQs to tech startups and financial institutions, Sensyst brings deep expertise across a wide range of sectors.

01

We audit how your teams work today—utilization, adjacencies, hybrid policy, meeting loads—and map future scenarios (upsize/downsize, two-move plans). Site measurements and base-building reviews surface constraints early (egress, AODA, HVAC, power, data). For office moves across Toronto and the GTA, we align with your broker/landlord on stacking options and test-fit readiness. The outcome is a clear brief with square-footage targets, room counts, and a budget/schedule range your stakeholders can approve.

02

We translate the brief into test fits and blocking/stacking diagrams to enhance decision speed, then develop concept directions that include circulation, acoustics, lighting intent, and neighbourhood planning (with a focus on collaboration and client input). Furniture “typicals,” finish palettes, and 3D renderings help teams see the space before it’s built. AV/IT, security, and signage are coordinated with your vendors. Finish and furniture selections are reviewed in our showrooms, along with spec sheets, for final sign-off.

03

You’ll receive a practical sequence from approvals to occupancy, including the permit path, procurement schedule, furniture lead times, and construction phasing (swing space/after-hours work, where needed). We outline move management, change communications, and day-one readiness, as well as coordination points with your MEP, AV/IT, and security vendors. The roadmap aligns costs and milestones, ensuring your renovation, expansion, or consolidation is completed on time—and positions your workplace for the next stage of growth.

VersaPay

Toronto-based fintech Versapay had outgrown its office and had leased a 12,000 square foot “traditional” office space. Even though the bigger space was needed to facilitate their growth, they were really going to miss their smaller brick and beam offices and they were concerned about the negative impact the new office might have on their staff and corporate culture.
